How far can a disconnect be from an HVAC system installed above a ceiling grid?
Section 440.14 requires the disconnecting means for air conditioning and refrigerating equipment to be located within sight from and readily accessible from the equipment. Article 100 defines in sight from, or within sight, as visible and not more than 15 m, or 50 feet, distant from the other. Both halves of that definition apply. A disconnect 30 feet away behind a wall is not within sight even though it is under 50 feet.
The ceiling grid problem
A fan coil or small air handler sitting above a suspended ceiling creates a conflict. If you mount the disconnect above the grid next to the unit, it is within sight but arguably not readily accessible. Article 100 defines readily accessible as capable of being reached quickly for operation, renewal, or inspections without requiring those to whom ready access is requisite to take actions such as to use tools other than keys, to climb over or under, to remove obstacles, or to resort to portable ladders.
A lay in ceiling tile is generally accepted as an obstacle you remove, not one you climb over, and portable ladders are specifically named as disqualifying. Most inspectors read that as making an above ceiling disconnect not readily accessible. The common resolution is to mount the disconnect on the wall below the unit, within 50 feet and in line of sight of the access opening, or to use equipment with a factory installed disconnect or a listed cord and plug arrangement.
The other acceptable answers
Section 440.14 Exception 1 permits the disconnecting means to be mounted on or within the air conditioning or refrigerating equipment where the disconnecting means is not required to be readily accessible, specifically for cord and plug connected equipment covered by 440.63. Section 440.63 allows an attachment plug and receptacle to serve as the disconnecting means for a room air conditioner rated 250 volts or less, single phase, where the manual controls are readily accessible and within 6 feet of the floor, or where an approved switch is within sight from the unit.
Section 422.31(B) offers a parallel path for other appliances. For permanently connected appliances over 300 volt-amperes, the branch circuit switch or circuit breaker may serve as the disconnecting means where it is within sight from the appliance or capable of being locked in the open position. That lock open provision is the practical answer for equipment tucked into a ceiling: use a lockable breaker with a permanently installed locking means per 110.25 and skip the local disconnect entirely, provided 440.14 does not apply because the unit is not air conditioning or refrigerating equipment.
Working space still applies
Section 110.26 requires 30 inches of width, 36 inches of depth, and 6 feet 6 inches of headroom in front of equipment likely to require examination while energized. A disconnect above a ceiling grid rarely has that. Section 110.26(A)(4) permits reduced working space for equipment in a space with limited access under specific conditions, but planning the disconnect at the wall avoids the argument.
Field takeaway
Within sight means visible and 50 feet or less. Above a ceiling grid a disconnect is usually visible but not readily accessible, so mount it on the wall below the unit or at the nearest column, keep line of sight to the access panel, and preserve 110.26 working space. For non HVAC appliances, a lockable breaker under 422.31(B) is a legitimate alternative.
